Choosing An Architect or Agent:

Very few people go through the whole planning process without availing of the professional services of an architect or agent . This may take the form of having someone act as your “agent” and deal with your application in its entirety. If you choose to employ the services of an agent or architect they should be your first port of call in terms of planning advice, particularly in terms of smaller developments e.g. one-off houses. They should be aware of policy requirements throughout the county, particularly in relation to the ‘Area of Strong Urban Influence’, the ‘Area of Strong Agricultural Base’, housing need requirements, etc. They should visit the site and become aware of established building styles in the specific location. This information can then be used to advise you on the most appropriate design for you, which is capable of satisfactory assimilation into the existing landscape.
Alternatively, you may have someone to prepare the plans/drawings for you and you submit the application. Much of the necessary information to be submitted with any application is to be included on the plans/drawings. It is essential that whoever you choose is familiar with this guide and also with the specific requirements of the Council with regard to traffic safety, public health, design standards etc. as contained in the current County Development Plan.
It is suggested that when agreeing a fee with the agent for the submission of a planning application, that this fee is based on the submission of a ‘valid application’. Please note that all planning applications can be viewed on the following website, www.lcc.ie/eplan.
